Mission Peaks Master-Planned Community Proposed Near Sahuarita

Mission Peaks, a new 4,200-acre master-planned community, has been proposed for development immediately west of Sahuarita’s town boundary by an affiliate of American Nevada Company (ANC), one of Nevada’s largest and longest-established real estate developers.

To address the critical issues of water, ANC has committed to fund the multi-million-dollar extension of the Central Arizona Project (CAP) water pipeline. This improvement would supply more water to the aquifer than Mission Peaks will use.

Community plans include two elementary schools, two middle schools and a high school, with commitments from ANC to fund and build two schools – an elementary and middle school campus – to be ready for the first Mission Peaks homeowners.

In addition, ANC proposes to fund more than $20 million dollars toward the expansion of the I-19/Sahuarita Boulevard interchange.

Mission Peaks is planned to include a wide range of housing options to meet the diverse needs of the community. Up to 15,000 homes will be offered to residents, from first-time to executive level buyers. The community would also include commercial and recreational facilities – all designed with sensitivity to the surrounding natural environment.

It is envisioned that Mission Peaks will include more than 1,000 acres of open space, with approximately 100 acres of parks and 40 miles of bicycle and pedestrian trails within 200 acres of linear parks that will be open to all area residents, not just future residents of Mission Peaks.

Plans include a signature 50-acre park that would be an attractive venue for regional events. And several tunnels will be incorporated under the major roadway so pedestrians won’t have to cross the street.

ANC also proposes to purchase an additional 1,000 acres of highly sensitive lands off-site that would benefit the entire region.

The proposed Mission Peaks land plan allocates approximately 20 acres for neighborhood commercial development and more than 100 acres for retail/office/mixed use commercial development. Three worship sites are planned, plus a satellite police/fire station facility and an onsite water campus that would include a wastewater treatment plant.

In addition to using reclaimed water for landscape irrigation, Mission Peaks plans to feature attractive, desert-friendly drought tolerant landscaping throughout the community.

It is anticipated that Mission Peaks will generate tens of millions of dollars for the jurisdiction in which it is located through various revenue sources, over and above the anticipated costs the jurisdiction will incur.
